The Retail Quarter
Enter Queens Street, which is the main pedestrianised shopping street, noting the high street shops, shopping centres and various arcades.

Take some considerable time to walk around St David’s Centre and how it connects across the various street.

Proceed to the Capitol Shopping Centre at the far end of Queen Street. For St Davids Centre and Capitol, what is the approximate vacancy rate and who anchors each scheme? Is the scheme considered modern or would you recommend refurbishment?

Retrace your steps slightly back along Queen Street to enter Windsor Place on the right. Note the offices available and their architecture.

The Civic Quarter
At the end of Windsor Street, cross the busy Stuttgarter Strasse and enter onto the Boulevard de Nantes. Walk up and King Edward VIIth Street and back down Museum Avenue.
Boulevard de Nantes and Stuttgarter Strasse, named after Cardiff’s twin cities, run through the southern end of Cathays park. Cathays Park is the civic centre of Cardiff. The Edwardian architecture of Cardiff City Hall, National Museum and Gallery of Wales, Cardiff University, Cardiff Crown Court, and the administrative headquarters of the Welsh Government dominate the area. Behind the City Hall is the Welsh National War Memorial. Bute Park also dominates the northwest of the area, running behind Cardiff Castle along the River Taff southward to Westgate Street and northward to Gabalfa.

Return to the Boulevard de Nantes and continue to Kingsway again turning left. Turn left into Greyfriars street. Note the office accommodation in this area especially Park House, Greyfriars House and Capital Tower next to the Hilton hotel. Estimate the rentals for this building.

Continue along Greyfriars Street turning right into Park Place to again enter Queen Street. There is now a considerable walk to enter the Capital Quarter. Proceed down Churchill Way turning left on Bute Terrace and then right into Bute Street.
The Capital Quarter
Capital Quarter is an exciting 10-acre mixed use Cardiff City Centre development include offices, hotels, student housing and education uses. Again, the office accommodation in this area and research the rental and capital values associated with each scheme. What new developments are taking place?

To the left of Bute Street is Callaghan Square. Note the occupiers and size and age of the buildings.
Return to Bute Street and proceed down Tyndall Street walking up and down the street. Again, the office accommodation in this area and research the rental and capital values associated with each scheme. What new developments are taking place?
Return to Bute Street and head towards the City Centre turning off left onto Custom House Street and enter the main Cardiff Railway station forecourt and central square.

Again, note the office accommodation in this area and research the rental and capital values associated with each scheme. What new developments are taking place? Note the proximity of the Principality stadium to the core office center and railway station.
At the end of Wood Street turn left to walk up St Marys Street and onto High Street. If you have not done so before look carefully at how this street connects into the St Davids Centre and through the various arcades.
At the top of this street, you will SEE CARDIFF CASTLE and you can then proceed back to Sophia gardens Car Park, our COLLECTION POINT.
